Why We Offer Accompanied Viewings

We think that being able to meet with prospective buyers and to catch up with our clients is one of the many benefits of accompanying each and every viewing we arrange.  For those estate agents who do not accompany, or in the case of some of the online-only ones who charge extra for accompanied viewings, we think that by not doing so they are missing an important and key part of the selling process.

Nobody knows your house better than you and when it comes to being able to answer specific questions, you will probably beat the estate agent.  However, when it comes to the sales, marketing and showing of a property, the estate agent wins hands down.

The viewing is one of the first steps in the property buying process and for some there can be a feeling of awkwardness all round.  The seller is naturally enthused about their home but does not know what motivates the applicant like the estate agent does. The applicant may want to know specific details that if asked about directly to the seller, could cause offence.

When Waymark accompanies a viewing, you are getting a property professional who knows how to best present your home.  We will be prepared to answer the difficult questions and support our answers with local knowledge and insight into the wider property market.  A big part of our role is to establish “...if not, why not…” and an applicant is likely to be much more open and honest with us than they are with the owner of the property.

When you are on the market, it can feel as though the world has stopped and your normal life is now on hold.  All the team at Waymark live locally and have a life outside of the office! Be it running around after the kids and getting them to various clubs and events, teaching netball, helping out local charities or organising the White Horse Show (we are genuinely a busy bunch!), you can pretty much guarantee that the viewing appointment is going to clash with something.  The other point is that some sellers just do not want to do viewings. Whatever the reason, we are here to give you the best chance of finding a buyer, while you get on with your life.

It is easy to get used to the things that you see day in day out and for us, we are a fresh pair of eyes seeing your property differently from you.  Throughout our working week, we will see a whole range of properties. We will see things done well or things that are not so good and we can share those with you to enhance saleability.
