We tailor the service we provide depending on your needs, ranging from whether you are looking for us to find you a tenant up to a full property management package.
For our Standard Letting Service:
After an initial free appraisal of your property, we write with our recommendations for letting your property including advice as to what rental you could expect achieve, our marketing campaign and, if relevant, guidance on how best to prepare your home for the letting market.
Upon confirmation of instructions we prepare letting particulars and list your property on our website as well as Rightmove, the most visited portal in the property market. We also email details to all suitable tenants on our database.
We arrange and accompany all viewings and negotiate offers from potential tenants. Upon acceptance by you of an offer we carry out relevant references and credit checks on the prospective tenant. We take out two character references, a financial/bank reference, a credit check on each applicant and a previous landlord’s reference if applicable.
For our Standard Letting Service our fee is one month’s rent subject to a minimum fee of £750 (inclusive of VAT).

We aim to match your ideal search criteria with the right property for you.
Once we have registered your details and preferences in terms of location, age and size of property and duration of tenancy, we will send you details of suitable properties. We will accompany you on any viewings and if you find a property you wish to offer on, we will present the offer to the Landlord.
On acceptance of an offer, subject to contract, you will be asked to complete a Tenancy Application Form. You will be asked for 2 character references a bank/financial reference and a former landlord reference (if applicable). You will also be asked to provide an up-to-date credit report from a reputable company. These can be obtained directly from the likes of Experian and other similar companies.
Tenants Fees & Deposits (all prices include VAT)
Administration and Refences Fee: £100 which will hold the property for you until the credit references have been returned
Tenancy Agreement: £100
Guarantor Fees (if applicable): £60 per person
Deposit required: A minimum of 1 ½ months’ rent which will be held and registered with an approved scheme. Additional pet deposits may be requested by the Landlord - if applicable.
Additional Fees payable during your tenancy (all prices including VAT)
Lease Renewal Fees: £90
Amendment Fee: For amending (where agreed between landlord and tenant) the terms of the lease during the tenancy: £90
Use of Master Key: Arising if we need to regain entry for whatever reason (lost tenant keys, late return of keys etc..) £50
