A regular shaped and level former “ridge and furrow” field located to the south of the village. The existing boundaries are established hedgerows to the south and east with residential properties to the north and west. The purchaser will be responsible for erecting a post and rail fence to divide the land from the vendors retained land.
Access to the field from Fawler Road will be across the vendors’ retained land.
The land will be sold with an 50% overage clause in favour of the vendor in the event that planning is granted for development.
Two public footpaths cross the land.
Location and Planning
Uffington is located in the Vale of White Horse, West Oxfordshire. The 2011 Census gave a population of 783 since when Redcliffe Homes have recently completed 36 new homes off Station Road which is fully occupied.
The village has a primary school, pub, shop and active village hall.
The field has in the past been subject to a planning refusal and dismissed appeal involving Gladman Homes. It is therefore considered unlikely that planning consent would be granted for development during the current Local Plan period.
